How To Prepare Your Condominium For Heavy Rains

As we head into fall, we will be experiencing wetter conditions, and there will be instances of heavy rains during this time of year. As the owner of a condominium, you want to be ready for all the different types of weather that the year will bring, and heavy rain is on that list. There are several smart steps you can take to protect your property from water damage that can come from inclement weather:
- Inspect Your Roof. Since your roofing is your first line of defense against heavy rain, it needs to be inspected ahead of those wet conditions. Walk around the exterior of your condominium, looking for spots that are sagging and for loose shingles. Take note of any issues you find, and make sure you get up on the roof for close inspection or hire a professional to do that job. You may decide it’s time to replace your roof if there are too many weak spots.
- Clean Your Gutters. Your gutters guide water away from your condominium, and that’s what you want during heavy rains. Without good drainage, you can find yourself with flooding around your foundations, with mold and erosion issues stemming from that. Make sure all your rain gutters are clear of any debris and free from blockages, and you may even want to think about having wire mesh installed to prevent leaves and debris from creating problems in the future.
- Check Doors and Windows. Take a good look at all your exterior doors and windows to make sure they are sealed properly, and that they close completely with no major signs of wear. All caulking and weather stripping needs to be in good condition or replaced if not. This step will prevent water damage from heavy rains and will also stop that wintry cold air that is just around the corner, saving you money on energy costs.
