MOLD GROWTH PREVENTION TIPS FOR YOUR APARTMENT COMPLEX TENANTS

To protect your apartment complex investment, you will want to educate your tenants on best practices when it comes to mold growth prevention. For every new tenant, provide them with information about how to best prevent this issue, and renew the information for every tenant on a yearly, or even twice-yearly basis, especially in a humid climate such as the one we have here in Middle Tennessee.

Mold spores are always in the air, and they spread easily. Able to grow anywhere, mold cannot ever be completely eradicated, and it can be found on carpet, clothing, food, and even inside walls. Wherever moisture can be found, mold likes to be there. Therefore, educating your tenants on moisture control is going to be the best practice to prevent mold growth in your apartment complex.

Communication. Let your tenants know that if they see a problem or a potential issue they are to let you know right away. Perhaps you can offer a rent discount for those who identify something serious as an incentive. It will save you a bundle in the long run, so why not? Water stains, leaking water heaters, condensation on windows - these things can point to a potential issue, and mold is just waiting to establish a colony there!

Drying. Encourage your tenants to use fans and dehumidifiers in their units, especially after wet weather. Let them know that leaving wet clothing and towels on the floor can cause a problem, as well, and advise them to empty washing machines immediately.

Indoor plants. Mold loves the leaves of indoor plants, and the moist soil is a perfect mold breeding ground. It can then spread throughout the apartment. Don’t make your tenants get rid of these beautiful household items; they are aesthetically pleasing, and they help to keep indoor air clean, after all. Instead, encourage people to clean the leaves of their plants regularly and to monitor standing water.
